URGENT!!! Road closures at our office!!
For those that prefer to pay rent via the Dropbox at Brown Trail, you will have to come from the back side of the neighborhood from Pipeline Rd while the City of Bedford has cut off all access from Bedford Rd and Brown Trail.
We have contacted the City supervisor and have made a complaint.I am providing a G-map from Kroger on Pipeline, as that seems to be the easier location to mark for directions.
From the Pipeline & Bellaire light (Kroger/Lisas Chicken), turn North on Bellaire. Turn right on Dora. Turn left on Phyllis. Turn right on Glenda. Turn left on Gaye St.IF PHYLLIS IS CLOSED, continue on Dora, turn left on Glenda and right on Gaye St.
NOTE: Rent is still due on or before the first.

Winter weather update!
UPDATE! The office will be closed Monday, January 15, 2024 (and potentially Tuesday, depending on road conditions, per HEBISD & BISD closure protocol).
In the event of a busted water line where you cannot shut off the water yourself, CALL YOUR CITY’S NON-EMERGENCY POLICE DISPATCH and they will get the water department out to turn off your water. Do not call our office first. Call the city first. Cleanup any standing water, then call or email the office.
Also, make sure your REQUIRED renters policy is up to date. Our insurance does not cover your stuff or a hotel stay.

Below freezing weather expected this weekend!
Dear Tenant(s),
We are expecting a few days of below-freezing weather this week & weekend. Per your lease, you are required to take the following precautions to prevent frozen and broken pipes. Failure to take adequate precautions could result in maintenance and repair fees.
Before Freezing Weather
Wrap all exposed pipes located outside or in unheated areas of the home.
Remove garden hoses from outside faucets. Insulate outside faucets with Styrofoam cover, rags or paper.
Cover vents around the foundation of your home.
Know where your property owner’s cut-off valve is located and how to use it. Apply oil such as WD-40 to the cut-off valve before operating to prevent the valve from breaking. The valve is located adjacent to the water meter box under a 6" metal lid.
In Sub-Freezing Weather
Drip outside faucets 24 hours a day (5 drops per minute). This is not necessary unless temperatures are expected to be 28 degrees or below for at least 4 hours. (Be sure to turn off the faucets after the threat of freezing weather.)
Open cabinet doors under sinks adjacent to outside walls.
In unheated garages, shut off water to washing machines. Water softeners should be drained and protected from freezing temperatures.
In sustained sub-freezing weather, let water drip slowly from inside faucets.
Take extra precautions to protect pipes that have frozen in the past.
If You Are Not Going To Be Home
Shut water off at the property owner’s cut-off valve.
Drain all outside water faucets if your house will be unoccupied for several days (leave outside faucets open).
Or, leave home heating system on at a low setting.
Open cabinet doors under sinks adjacent to outside walls.

TENANT NOTICE: Insurance Inspections
Its time for our annual property insurance renewals.
Insurance inspectors will be making the rounds to inspect and photograph our properties. They will look over your fence. They may climb onto your roof.
Unfortunately, they do no give me a date or time, so PLEASE make sure your home exterior is cleaned up, mowed, edged, trees trimmed away from the building. They WILL be looking in your backyard.

REMINDER! Annual chimney service & inspection is due October 31!!
Dear Tenant(s),
For those properties with fireplaces, you are due for your annual fireplace cleaning service (at your expense), per your lease. Please have this completed by October 31, 2023 and a copy of your receipt with your address delivered to the office with your November rent or by email to office(at)mcnaryco(dot)com. Failure to do so will also result in a lease violation and fine.
I highly recommend Chimney Doctor, as that is who we will be using if any repairs are needed. He is not the cheapest, but he is not the most expensive either. PLEASE TELL HIM YOU ARE A MCNARY TENANT!
